In such a highly sought after area as Bristol, investors and developers are always on the look out for land or buildings which can be redeveloped for a tidy profit.

Demand is as high as ever, so parcels of land can be worth a huge amount.

Homes in this sought-after area of Westbury-on-Trym can sell for more than half a million pounds, so one particular landowner thought they must have been quids in when they put a patch of land on the market for £250,000.

The 0.133 acre of land adjoining Henbury Road and College Park Drive does not look like much, with several trees and large bushes completely covering the green space, curtailed by a small wall on one side.

But with planning permission for a house, prospective developers would be quick to snap it up. Right?

Wrong. In fact the landowner has missed out a small-but-hugely-important factor which has left even their own estate agents admitting it will never sell.

It turns out the trees are protected by a conservation order, meaning they can’t be touched let alone removed.

It makes the land, from a developer’s prospective, largely worthless.

And so it shows, having been on the market since November 2016, making it the oldest listed property for sale on Rightmove in Bristol.

“It’s a tough one,” said a spokesman for Chappell and Matthews Estate Agents.

“There’s a reason it hasn’t been sold. There’s a lot of trees there and they are in a conservation area.

“It will never sell.”

But the company has been struggling to get hold of the owner, who is believed to live overseas, saying they have sent them numerous emails to address the situation and move forward but have yet to have a reply.
